Let the fun part begin! Getting the house down to the bare bones is exciting and terrifying all at the same time. The goal is that we will confirm all issues would be found at this point. If there are any, how much is it going to cost? Where should the budget be tweaked to adjust to the unexpectant errors.

As I said before, this is our second fix and flip house. We are not interested in doing anything of much on our own. The goal of any flip is to get the house fixed up correctly, as nice as possible and fast. My husband and I have a full-time job Monday – Friday, two kids and then learning the ways of fix and flip on the side. While it cost more money to outsource it all, we don’t have the time to do anything ourselves. We hired a general contractor to do the entire house. They were the cheapest but also the fastest.
Our first house we did was several contractors that came to the house to do the work they were experts on. This caused delays and unnecessary issues that prolonged the flipping process. Hiring on contractor to do it all was extremely beneficial for this house and moved the process along quickly. However, this was only our second house so we are still learning what should and shouldn’t be done.
Mistake #1 – Floors were completed first.
The contractor installed the floors first and began to install the cabinets when they discovered the hot water line had a leak. This was very frustrating because we had several people come to the house to confirm we had zero leaks at the property. The cabinet installation had come to a standstill and had to be taken out, drywall had to be cut through as we had to re-pipe the hot water line as well as replace the water heater. This roadblock added about 4 days to the timeline.
